Conditions of Tenancy - Chapter 9

Health and safety

 

This section sets out your responsibilities to your neighbours and the environment in important issues of health and safety.

 

Be safe

For your own health and safety, you, your friends and relatives, and any other person living in or visiting the property (including children), must not do the following.

 

9.1 Use portable oil (except oil-filled radiators), paraffin or gas-cylinder heaters in a flat.

 

9.1a If you want to use a portable oil (except oil-filled radiators), paraffin or gas-cylinder heater in any other type of property, you must get our written permission first. We will not unreasonably withhold our written permission.

 

9.2 Store inflammable materials (materials that catch fire easily), furniture or gas in the property, garage or the garden.

 

9.2a This may include storing large quantities of inflammable material such as paper.

 

9.3 Store or repair any vehicles which are powered by petrol, diesel or paraffin in the property or shared areas.

 

9.4 Store any appliances which are powered by petrol, diesel or paraffin in the property, except lawnmowers and garden strimmers.

 

9.5 Interfere with any equipment which is there for health and safety purposes (for example, door-entry systems, closed circuit television, or equipment for detecting or putting out fires in the property).

 

9.5a We advise you to fit a smoke alarm in the property and to check it regularly and replace the batteries when necessary.

 

9.5b We have a health and safety team who are willing to give advice on any problems related to health and safety.

 

9.6 Damage or overload lifts.

 

9.7 Do anything in the property which could cause a danger to anyone in the property or in the local area.

 

9.8 Throw anything through the windows of the property or from balconies or landings.

 

9.9 Leave syringes in areas where people in the local area may come into contact with them. You must get rid of syringes safely in an approved container.

 

9.9a Please contact Barking and Dagenham Direct for more advice on getting rid of syringes and medical waste safely.

 

9.10 Let anyone you don't know into the shared areas, for example, in multi-storey blocks where there are external locked doors.

 

9.10a Always make sure you know who callers are before you let them into your home.

 

9.11 Put anything on a window ledge or balcony which could be a danger to anyone living in the property or in the local area.

 

9.12 Shake mats or carpets from the windows or balconies.

 

9.13 Feed wild pigeons, squirrels, foxes or any other wild animal considered to be a possible health risk outside the property or on balconies.

 

9.14 Obstruct corridors, paths or stairs with rubbish, materials or old furniture or equipment.

 

9.14a If you have a powered mobility vehicle (for example, a wheelchair you want to store in a shared area), please contact your local housing office to discuss a safe place to leave it.

 

9.15 Park vehicles in areas set aside for emergency vehicles or in front of bin chambers.

 

9.16 Delay telling your local housing office about any damage to the property.

 

9.17 Have more people living in the property than the maximum number shown on your tenancy agreement.
