The Conditions of Tenancy is a very important document that contains rules that all tenants in Council homes agree to live by and follow.
It also sets out our commitments and responsibilities to you as your landlord.
They were formed by consulting with the Community Housing Partnership Boards, and a draft version was sent to every tenant in 2004 for comments and suggestions.
It has a section covering antisocial behaviour which will help us to make sure this borough is a safe, clean place to live where all tenants and residents can live without fear of intimidation, crime and vandalism, amongst other things.
This section sets out what we mean when we use particular terms throughout the agreement. Some of them are obvious, but this list may help you understand some sections more clearly.

Rent|
This section tells you how to pay your rent and what we will do if we do not receive your payments.
We take antisocial behaviour, crime and the fear of crime very seriously. This section sets out clear guidelines on what we consider to be unreasonable and antisocial behaviour.
This section gives clear guidance on what repairs we will do and which repairs we expect you to do.
In this section, we set out how you should look after the property and how you can contribute to a clean and tidy neighbourhood.
This section sets out your responsibilities to your neighbours and the environment in important issues of health and safety.
In this section, we clearly set out our rules on keeping pets and animals in your home.
This section explains how you should look after any garden that the property you live in may have.
This section explains the rules on vehicles.
This section explains how you may use the property.
This section applies to tenants living in furnished accommodation. When you sign this tenancy agreement, we will give you a list of furniture we provide.
This section tells you what you must do when your tenancy ends. To avoid us repossessing your property, you must tell your local housing office if you will be away from your home for more than 4 weeks.
Written permission and improvements|
In this section we set out how you apply for written permission and what sort of things you will need to have our permission for before you go ahead.
This section sets out how we will 'serve' you notices and where you send notices you want to 'serve' on us.
In certain circumstances you may be entitled to claim compensation. This section sets out the type of compensation you may be able to claim. If the compensation for loss of services is £25 or less, we will add that amount to your rent account unless you ask us to pay you in another way.
